i would go to a architect first with your ideas they should go through it all with you. they then send off the plans to the council who will then tell you if you need permission or not thats what we did anyway |

Architect to draw up the plans. If the total volume is less than 10% of your house, and is at the side/back, you won't need planning permission but you will need 'building regulations'. Your builder will have to do all that - getting the building inspector in at the right time, to inspect footings etc etc. |

We asked a few builders to come & have a look & told them what our thoughts were & to give us some quotes. Then we got an architect to draw the plans & sort out the planning permission. Then it was all systems go......... go ........ go........ |

Thank you, I will contact the council about building regs and check it out with them informaly first. Sorry to scare you Smudgley has it really been 7 months are you almost back to normal yet and I expect you really fel the benefit of that extra space. |

Yes, they started in April. We are nearly done now, although still only living in the kitchen / one bedroom (4 of us) & the bathroom. Carpenter is coming to finish the stairs & fit the last of the doors tomorrow & Sunday, John will finish all the painting & floors - then we are all done & having a big party if anyones wants to come! |
